Keys to a Successful Basement or Deck: Past Events

EXPERIENCE

Select a contractor with a lot of experience.  Bill has over 20 years of interior remodeling and had remodeled or built dozens of basements and decks.  Every customer benefits from our experience.

DESIGN CONSULTATION

Basements typically include a full bathroom, wet bar, bedroom(s) and a family room.  The bathroom and wet bar are the most complicated portions of a basement.  Bill has remodeled over 200 bathrooms and 100 kitchens.  You benefit from his experience. We have found that you should add a heat source to basement remodels.  We suggest a combination of floor heat for tile areas and baseboard electric of fireplaces for the other rooms.

CABINET SELECTION

Cabinets are a very important and expensive part of any basement project.  Not only do they establish the functionality and style of the wet bar and bathroom, they drive the budget.  Changing the number of cabinets, the finish, door style and grades of cabinets will affect the price more than minor changes in the layout.  Our cabinet supplier carries 6 different lines of cabinets to meet your design preferences and budget.  Kathy the best designer that I have worked with in 20 years.   She will suggest cabinet features that improve the kitchen function like pots and pan drawers.

STAYING IN BUDGET

Our projects stay in budget because we do careful planning, have a system, work with the same subcontractors and suppliers.  Before we sign the contract, I have my key sub-contractors walk the job to get fixed cost pricing from them.  You will make the key product selections so we get firm prices (cabinets, counter tops, plumbing fixtures, appliances, tile and flooring).

The project’s cost changes for only 3 reasons:

  1. Allowances- Customer spends either more or less than what was budgeted.

  2. Changes- The owner makes changes to the original plans.

  3. Hidden Conditions- These rarely occur due to our experience.

STAYING ON SCHEDULE

Before we begin, we have taken our system and modified the daily schedule to meet your unique project.  Everyday is scheduled before we begin the project so we have the material and subcontractors scheduled.  Changes and hidden conditions may extend a project.

SUB-CONTRACTORS ARE PART OF OUR TEAM

As the only employee of Buttondown Remodeling I utilize my team of sub-contractors.  They are part of my professional team.   We use only one carefully selected subcontractor in each trade.  We have selected our subcontractors based on their quality of work, experience, level of service and price.  In a kitchen, we always use our licensed electrician and licensed plumber.  In addition, we may use the following subcontractors: floor installation and refinishing, counter tops, drywall, painting, tile, and HVAC.  We never subcontract the finish carpentry.

CRAFTMANSHIP

I personally install the cabinets and do the trim work.  I take great pride in my work, and the pride shows.  I utilize key sub-contractors to do some of the other work.  None of us settle for close enough!

WHY DO YOU REQUIRE A PERMIT?  OTHERS WILL DO THE JOB WITHOUT A PERMIT.

Do not hire a contractor who does not want to get a permit for a large project like a kitchen, bathroom or basement.There are many reason that contractors do not want to get permits and they are signs of trouble.  They may include:

  • They do not carry the required insurance

  • They do not have the credentials to get a contractor license

  • They want to the plumbing or electric themselves. These trades must be done by licensed contractors.  General contractors insurance will not cover these trades if not done by licensed contractors.
